Mayor Stothert names new Director of Parks, Recreation and Public Property

Omaha Mayor Jean Stothert has named a new Director of Parks, Recreation and Public Property.

Matt Kalcevich comes to Omaha from Des Moines, where he worked as recreation manager. Kalcevich has worked in that field for more than a decade.

Stothert’s office said Kalcevich graduated from Nothern Arizona University in 2001 and obtained a Master’s degree in recreation management from Arizona State University.

Kalcevich is set to start his new position in Omaha on Dec. 14. According to a news release from Stothert’s office, Kalcevich’s salary will be $162,318.

Kalcevich takes over for Brook Bench, who took a job in public property development.

Themed Vacation Rentals: Turning a Property Into an Experience

Differentiation is a key pillar of any short-term rental business. With the rise in Airbnb and vacation rentals, we’re seeing more supply come online. Despite the short-term negative consequences of the pandemic on the industry, this real estate asset class bounced back nicely, thanks to a dramatic rise in domestic travel.

With mass vaccination imminent, many Airbnb and short-term rental managers are starting to think more strategically about their business and properties. For those looking to pivot, turning your Airbnb into a themed rental may be a good differentiation opportunity.

Indeed, Airbnb is all about experiences; tours, classes, hikes, and the list goes on. But with the onset of the pandemic, many had to rethink and retool their offerings. Something to consider: What if you could use a theme to make the property itself feel like an experience? Let’s take a closer look at the Airbnb themed trend and if it’s worth considering for investors.

Airbnb themed rentals: The blueprint

You’re limited only by your own creativity when it comes to applying themes to your Airbnb rentals. Many managers use their local setting to influence how they theme their rentals. For instance, in New Orleans, you may have a Mardi Gras-themed rental. Or, in a rental near Disney, you’ll find more princess- and superhero-themed rentals.

The idea is to pick a theme with some underlying meaning based on your neighborhood, city, or country that will draw guests to rent your unit. If you’re renting out a cabin or boathouse, for example, you may want to theme your unit around nature or something nautical to be consistent with the locale.

Keeping this in mind, here are the steps to consider when thinking about adding a theme to your Airbnb rentals.

Step 1: Pick your theme

Carefully consider where your rental is located and what themes may appeal to guests traveling to your location. Do you live near a beach? A ski hill? Or city attractions like a famous museum, gallery, or historical site? All these can factor into the type of theme you pick for your rental.

Step 2: Decorate

You’ll then need to intertwine your chosen theme into all that’s visible on your property. The furniture, art, accessories, kitchenware, and so on can all serve to reinforce the theme you’ve chosen. For instance, if you’re near a famous historical site, you may want to incorporate furniture from that time period, as well as period art and decorations.

Step 3: Online branding and marketing

After you’ve decided on your theme and decorated your rental, it’s time to start marketing your property. You’ll want to capture the essence of your themed Airbnb rental with pictures, videos, and a story as to why you’ve chosen this theme. Your marketing can even factor into the chosen theme, describing your rental through storytelling.

Grand Strand vacation rental property bookings see holiday week increase despite pandemic

Grand Strand vacation rental property bookings have seen an increase this holiday week despite the COVID-19 pandemic, or maybe because of it.

Amid calls from public health officials to forgo large family gatherings this Thanksgiving holiday due to the ongoing pandemic, the Grand Strand is seeing an increase bookings of vacation rental properties.

Results of a recent survey from the Clay Brittain Jr. Center for Resort Tourism at Coastal Carolina University show reservations of vacation rental properties along the Grand Strand from Nov. 21 to Nov. 27 are up more than 5% compared to the 2019 Thanksgiving week.

According to the survey, 65.2% of area vacation rental properties were booked for this past week compared to 59.7% for last year’s Thanksgiving week, which fell from Nov. 23 to Nov. 29.

Researchers with the Center for Resort Tourism added with the weather predicted for this weekend, average occupancy may be near or above 70%.

The increase in bookings hasn’t just come this week.

While year-over-year hotels have seen a slight dip in occupancy over the six-week period ending Nov. 14, vacation rental properties have seen a drastic 77% jump in use over the same time period, according to survey data.

Hotels, condo-hotels and campsites on the other hand have not seen as many visitors, with average occupancy dropping 2% and average daily rates dropping just over 9% during the same six-week period compared to 2019.

Phoenix Planning And Development Department Launches New On-Line Services For Short-Term Vacation Rental Property Registrations And Searches

Searching for or registering a short-term vacation rental property in Phoenix is a lot easier now, thanks to a new online self-registration portal. The city of Phoenix’s Planning and Development Department just launched the portal that will make the registration process more efficient for property owners. It will also make it easier to find rentals and the owner’s emergency contact information by surrounding property owners should there be management issues.

In 2019, the Arizona Legislature authorized municipalities to create provisions for short-term vacation rentals (Arizona Revised Statutes (A.R.S. §9-500.39) to help manage them as the law requires all cities to allow them within their city. Phoenix adopted the Short-Term Vacation Rental Ordinance (G-6653) in early 2020, to implement the law passed by the State Legislature.

The Short-Term Vacation Rental Ordinance (ORDINANCE G-6653) requires owners of short-term or vacation rentals to register with the city and provide emergency and complaint contact information. The ordinance outlines vacation rental violations and reaffirms prohibited types of uses, such as banquet halls and large parties, and introduces an enhanced penalty structure.

Two new features have been added to the website and takes customers directly to the online PHX At Your Service Portals. Property owners should visit https://www.phoenix.gov/pdd/codes-ordinances/short-term-rentals to register their short-term vacation rental property. Neighbors impacted by a short-term vacation rental property should visit that site to find the contact information for the manager of that property to communicate about renter issues.

Surveillance system alerts homeowner to vandalism at vacation property

    Otsego County, MI (WNEM) — Three people have been arrested, accused of vandalizing properties in Otsego County.

Michigan State Police responded to someone’s vacation property on Henry Drive in Otsego County’s Bagley Township on April 20 after the homeowner’s surveillance system alerted them that someone was on their property.

Troopers found the home’s garage door had been vandalized using spray pain. Several surrounding properties on Beachwood had also been vandalized, along with two vehicles, MSP reports. The total damage was placed at just under $8,000.

A lengthy investigation led to the arrest of two adults, and one juvenile.

Traci Annette Derue, a 37-year-old Gaylord resident, 18-year-old Justice Tylor-Wayne Birchfield of Gaylord, and a 15-year-old were arrested on October 21, 2020 in connection with the incident.

Derue was arraigned on two counts Accessory After the Fact to a Felony (MDOP) and one count Harboring Felons.

Birchfield was arraigned on one count Malicious Destruction of Personal Property greater than $999 but less than $20,000, and one count Malicious Destruction of Building greater than $999 but less than $20,000.

The 15-year-old juvenile will also face charges in the incident.
