Newport Beach Marriott Hotel & Spa sells for $216 million to Eagle Four Partners and Lyon Living

Host Hotels and Resorts announced Wednesday it sold the 532-room Newport Beach Marriott Hotel & Spa for $216 million.

The hotel, which is on Newport Center Drive, was purchased by Lyon Living, a property management company in Newport, and Eagle Four Partners, a private equity firm based in Newport Beach that owns the Pasea Hotel and Spa in Huntington Beach, the Balboa Bay Resort and the Newport Beach Country Club in Newport Beach. Host Hotels and Resorts said in a news release that the sale was made “subsequent” to the end of the third quarter of this year.

“As local owners and operators, we are thrilled to be acquiring the Newport Beach Marriott Hotel and Spa and adding it to our portfolio of iconic hospitality and lifestyle residential assets,” Kory Kramer, a partner at Eagle Four Partners, said in a statement.

“Being an integral part of the community fabric of Newport Beach, we are dedicated to a transformative renovation in 2021 bringing the hotel to a new level of guest experience and service befitting its location in the heart of Newport Beach,” Kramer said.

Peter Zak, president and partner of Lyon Living Development Company, said the hotel will complete a comprehensive renovation and that the results will add value not only to the hotel, but to the surrounding neighborhood.

“Newport Beach is our home. We are proud owners of the Balboa Bay Resort and Club and Newport Beach Country Club. Partnering with Newport Beach-based Lyon Living, we believe our group will transform the Newport Beach Marriott Hotel and Spa into a preeminent community asset for future generations,” said Kevin Martin, a partner at Eagle Four Partners.

Data from Host Hotels and Resorts estimates the hotel pulled in about $15.7 million in revenue for owners. Average room rates were $203 when the hotel was at an occupancy rate of about 78.9%.

Alan Reay, a hotel real estate analyst and president of the Atlas Hospitality Group, a real estate firm that focuses on the sale of hotels, said it was the highest sales price in California of a hotel property in 2020.

Reay said the $216-million price tag, however, is lower than he believes it would have been in a normal year.

“I think on a price per room basis, this hotel, in 2019, could have been at least $100,000 to $200,000 per room higher, so it could have been anywhere from 15 to 20% higher,” Reay said.

Reay said the hotel sold at about $406,000 per room, but less per room than was the case in the sale of the Monarch Beach Resort Hotel in Dana Point in 2019. That hotel sold for about $497 million, averaging at a cost of about $1.24 million per room.

Reay said hotels trade based off current revenue numbers and operating incomes, but that the impact of the pandemic on the tourism sector makes it difficult to value hotels based on the current financial situations at properties.

An electrostatic sprayer is used in public spaces and guest rooms. The sprayer works by charging liquid chemicals as they pass through a sprayer nozzle. This generates charged droplets that repel against one another and stick to surfaces for effective disinfection.

Valet parking is now optional and self-parking of vehicles is welcome.

Palm Beach board OKs architecture for Palm House hotel renovation


The Architectural Commission approved the architecture but wants to restudy the landscaping plan for the long-stagnant Palm House hotel property in Palm Beach.

The Palm Beach Architectural Commission voted 6-1 last week to approve revisions to the architecture of the Palm House hotel renovation project, which has remained unfinished for years.

But the board wants to take another look at the light peach color the building at 160 Royal Palm Way will be painted.

Commissioners, however, deferred the hotel’s landscaping plan to its Nov. 20 meeting for a restudy. The landscaping was extensively discussed at the board’s meeting Wednesday by attorneys representing neighbors on Brazilian Avenue, whose properties back up to the hotel’s southern boundary.

The board first reviewed the renovation project in September and requested multiple revisions. 

The project was designed by a team led by architect Sean McLendon of Cooper Carry in Atlanta for the hotel’s latest owner, a company affiliated with London + Regional Properties. The hotel property changed hands for about $40 million in May 2018 via a private sale approved by a bankruptcy court. No construction work has been carried out at the shuttered building for six years.

Commissioners last week said they want more information about where plant buffers on the southern perimeter will be installed and how the landscaping there will be affected by the constraints of building setbacks and a 5-foot-wide easement shared by the hotel and neighboring homes.

“If you were living behind this (hotel), what would you want to see done?” asked attorney John Eubanks, who represented two of the neighboring property owners.

Commissioners also asked the design team to restudy the landscaping on the east side of the hotel, opposite a commercial building, and consider adding a service gate there at the driveway leading from Royal Palm Way.

Like Eubanks, attorney Don Lunny, representing another neighbor, said his client was concerned about the impact of three items recently added to plans that were approved by the town years ago.  Those include a prep kitchen for the hotel’s banquet room; a bar and restroom area in the pool courtyard; and a fountain feature at the south end of the pool.

In a separate vote, the commission endorsed 11 code variances for the project, which are expected to be considered for approval Nov. 13 by the Town Council, said Palm House attorney Maura Ziska.

Commissioners learned from the design team that the trash-collection area at the southeast corner of the building will be removed. That had been a concern of one of the neighbors directly behind the garbage area.

Instead, the hotel will now keep its garbage in the hotel’s basement in cold storage until it is picked up, Ziska said. Commissioner Jeffrey Smith had suggested that option at the September meeting.

Commissioner Alexander Ives cast the lone vote against approving the architecture, saying it needed refinements to unify the scale of different parts of the building.

David Grutman and Pharrell opening Goodtime Hotel in Miami Beach

Fact: David Grutman is always up for a good time.

Aside from owning the hottest nightclub in South Florida, LIV, the father of two owns a bunch of hip restaurants and has had every Kardashian and supermodel on the planet aboard his yacht, The Groot.

So we weren’t surprised when we heard the name of his upcoming venture: The Goodtime Hotel.

The so-called King of Hospitality is teaming up with Swan partner Pharrell for this South Beach property, set to open early next year.

The seven story, 266-room boutique hotel will occupy a full square block on Washington Avenue from 6th to 7th Street. The building, designed by NYC architect Morris Adjmi, will also include a recording studio, a retail component and of course, Grutman-style dining opportunities.

Strawberry Moon is the full-service restaurant, bar and pool club which features both indoor and outdoor seating (let’s hope by next year, indoor dining won’t be an issue anymore).

Interior designer Ken Fulk — who famously turned Swan into the gorgeous Design District eye candy that it is – helmed the sleekly understated look.

On Wednesday, Pharrell posted a sneak peek pic of the lobby on Instagram with the tease, “Coming soon.”

All we can say is after 2020, we are ready for some good times.

“It’s truly amazing,” said Grutman. “We think we’re going to change the narrative about Washington Avenue.”

Grutman said while he had aspirations to open a hotel at some point in his career, he didn’t want his first baby to be where most South Florida waterside hotels are located, such as Collins Avenue or Ocean Drive.

“If I did that, it would be just another reset,” said the 40 year old Naples, Florida, native. “Insane over the top luxury on the beach.”

What attracted the entrepreneur was that The Goodtime is housed in a completely new building, giving him and Pharrell more control and ways to channel their creative genius.

“We were able to curate the public space to work in synergy of how we entertain,” he said. “That was the biggest draw.”

Another large draw was indeed the location. Grutman recalls walking up and down Washington Avenue in the mid-1990s after graduating from University of Florida, and wanting badly to work at a a bartender at one of the local hotspots of the time.

“I passionately wanted to be a bartender at Bash or The Living Room,” Grutman admitted with a laugh. “To me that would have been my dream job but no one would hire me.”

The recent grad ended up working at Biz Bistro at Aventura Mall and meeting the mall’s owners, The Soffer family, who helped Grutman kickstart his journey to nightlife domination.

“So, it’s full circle for me in creating my ecosystem, and I thought that’s the coolest thing ever,” Grutman said. “Personally, it means a lot.”

 But the reality star appeared to ignore the criticism, as she continued to flaunt her luxurious vacation amid global lockdowns due to the COVID-19 pandemic.

The mother of four posted a bikini snap of herself while posing with her siblings Kourtney and Khloe Kardashian.

Conde Nast Traveler Award Goes To Shade Hotel in Manhattan Beach

Richmond-based developer is planning a $25 million-plus project in Colonial Beach with town homes, condos and a hotel | Business News

For the entire project, Dodson said “we are gathering input in what it can be and should be. We promise to continue these conversations, listen and learn, and move forward responsibly in a manner that benefits the town and provides residents and visitors alike with valuable new real estate.”

Dodson stressed that the architectural style of his developments will pay homage to the town’s history.

“One of the reasons we went with Dodson is that he appropriately wants to keep the Chesapeake Bay authentic look. He wants to keep the character and charm of the town. He’s trying to take his new development and fuse it with the architecture in this area,” said Quinn Robertson, who has been Colonial Beach’s town manager for nearly three years.

In addition to buying the parcels for $2.7 million, Dodson Development will donate a total of $20,000 over each phase of the project ($5,000 per phase) for continued historic preservation, tourism promotion, and town beautification.

The deal to sell the 12 parcels to Dodson clears the way for the largest redevelopment project in Colonial Beach in decades, Robertson said.

“Our real estate market has gone through the roof,” he said. “Colonial Beach is a hidden gem.”

Robertson and Dodson began discussing the idea of the redevelopment project earlier this year after Town Council voted to list the properties for sale. The town hired Richmond-based Motleys Asset Disposition Group’s SVN/Motleys commercial real estate team to market the properties.

Out with the dark, in with the light: W South Beach has a brand new look.

After a $30 million renovation that started back in March, the 5-star South Beach hot spot has relaunched with a completely new atmosphere, as well as a new spa, new pool deck, new restaurant and a new multi-million dollar art collection curated by part-owner Aby Rosen.

Celebrities — Leonardo DiCaprio, Justin Bieber, Lizzo, Pharrell, Tom Cruise, Bono and Mark Wahlberg among them — have always flocked to the W South Beach. LeBron James’ made his famous “The Decision” announcement at the hotel (if only he had kept those talents he took to South Beach here a little longer).

The upgrade may only increase the number of celebrity sightings.

Urban Robot Associates, based in Miami Beach, redesigned the oceanfront hotel’s 408 guest suites and the new 9,000-square-foot spa Away, leaning heavily on natural oaks, neutral textures and beige. Even the lighting is special in these rooms: You choose Bright, Entertain or Relax, and create your own vibe with a 24-hour music playlist. Two new room categories — The Queen Studio and the Fantastic suites — include two plush oversize beds.

“The hotel had a cosmopolitan aesthetic, incorporating darker tones which worked well when it was introduced,” said Justine Velez, a partner at Urban Robot, in a press release. “However, throughout the years, Miami Beach has changed a lot. The new design is an expression of where Miami is headed, enriched with refined art and culture. “

Away continues the theme, with neutral tones, natural light and white fabrics, offering manicures and pedicures as well as luxury services such as detox massages, a bespoke couples massage, a HydraFacial for lymphatic drainage and the Muscle Rescue, which uses CBD oil and hot Himalayan stones. You can lounge around outside on the terrace, too.

A new restaurant will be announced soon, but you can revisit old favorites, like Mr. Chow and RWSB. The hotel also has kept its rooftop basketball and tennis courts for all your luxury social distancing needs.
